KAJIAN KONSEP TRANSIT ORIENTED DEVELOPMENT PADA KAWASAN CENTRAL BUSINESS DISTRICT BINTARO JAYA, TANGERANG

ABSTRAK. Transit Oriented Development atau disingkat TOD merupakan konsep pengembangan kawasan dengen menerapkan simpul transit pada kawasan sehingga terjadinya integrasi antar moda transportasi umum massal yang terkoneksi dengan moda transportasi tidak bermotor. Prinsip TOD dipergunakan untuk menata kawasan yang telah berkembang untuk mengurangi kemacetan dan kesemrawutan di kota sehingga meningkatkan kualitas lingkungan. Salah satu cara untuk mengatasi masalah transportasi perkotaan adalah dengan mewujudkan sistem transportasi yang berkelanjutan adalah menerapkan konsep kawasan pembangunan berorientasi transit, yang mulai diterapkan di beberapa wilayah perkotaan di Indonesia. Kemacetan sering kali terjadi pada derah dengan kegiatan aktivitas yang tinggi seperti Central Business District (CBD) sehingga tujuan penelitian dilakukan untuk melihat potensi pengembangan TOD pada kawasan CBD Bintaro Jaya. Penelitian dilakukan dengan penedatan metode kualitatif deskriptif dengan mengkaji 8 prinsip TOD menurut Institute for Transportation and Development Policy (ITDP) yaitu walking, cycling, connecting, transit, mixing, densifying, compacting, dan shifting. Hasil dari penelitian pada kawasan CBD Bintaro Jaya belum menerapkan sepenuhnya prinsip TOD hal tersebut masih terdapat kekurangan pada setiap prinsip-prinsip TOD yang ada. Transit Oriented Development or abbreviated as TOD is a regional development concept by implementing transit nodes in the area so that integration occurs between modes of mass public transportation that are connected to non-motorized modes of transportation. TOD principles are used to organize developed areas to reduce traffic jams and chaos in cities thereby improving environmental quality. One way to overcome urban transportation problems is to create a sustainable transportation system by implementing the concept of transit-oriented development areas, which is starting to be implemented in several urban areas in Indonesia. Congestion often occurs in areas with high activity such as the Central Business District (CBD), so the aim of the research was to see the potential for TOD development in the Bintaro Jaya CBD area. The research was carried out using descriptive qualitative methods by examining the 8 TOD principles according to the Institute for Transportation and Development Policy (ITDP), namely walking, cycling, connecting, transit, mixing, densifying, compacting, and shifting. The results of research in the Bintaro Jaya CBD area have not fully implemented the TOD principles, this means that there are still deficiencies in each of the existing TOD principles.
